There's a housing type that most Australian cities desperately need more of, and most planning frameworks have historically made it difficult to build. Terraces, townhouses, dual occupancies, and low-rise apartments - the missing middle - sit between the detached house and the high-rise apartment block, and they're increasingly central to how cities like Canberra grow without sprawling outward.


The term refers to the gap in our housing stock. At one end, detached homes on large blocks. At the other, multi-storey apartment buildings. In between, there's relatively little - and that's where demand is growing fastest, particularly from downsizers, young families, and people who want to stay in established suburbs without paying detached house prices.


Infill development within existing streetscapes is how the missing middle gets delivered. Rather than expanding the urban boundary, it works with what's already there - identifying underutilised blocks, applying thoughtful design, and creating new homes that sit comfortably within their context. Done well, it adds density without disrupting neighbourhood character.


For us, missing middle housing is where design clarity and development discipline matter most. The margins are tighter, the planning controls more complex, and the design constraints more demanding than a standard detached build. Getting the feasibility right, understanding the planning pathway, and designing efficiently within the envelope are what separate a project that works from one that doesn't.


Canberra is well positioned for this kind of development. Established suburbs, good infrastructure, and an increasing policy appetite for gentle density mean the conditions are there. The opportunity is in knowing how to work within them.
