SMARTER APPROVALS CDC VS DA - WHAT'S THE DIFFERENCE AND WHY IT MATTERS


One of the most common questions we get asked is how approvals moved so quickly at Premiere on West. The answer is that the project was approved under a CDC - a Complying Development Certificate - rather than a traditional DA.
A CDC is a fast-tracked approval pathway available in NSW for projects that meet predetermined planning controls. Think of it as a rules-based system - if your design complies with the relevant standards from the outset, approval can be issued by a private certifier without going through council. No public notification period, no extended assessment timeline.
A DA - Development Application - goes through council and allows for greater flexibility, particularly on sites or designs that don't meet standard controls outright. That flexibility can be valuable, but it comes with a longer and less predictable process.
Understanding which pathway suits a site is one of the first things we work through in early planning. It shapes the design approach, the programme, and ultimately the feasibility of the project. Getting that decision right at the start is one of the simplest ways to protect your timeline before a single sod is turned.
