The CDC pathway doesn't just speed up approvals - it changes how you approach design from the very beginning.
In NSW, a Complying Development Certificate is issued by a private certifier rather than council, provided the project meets a defined set of planning controls covering things like height, setbacks, floor area, and landscaping. The trade-off for speed is that there's less room to negotiate on non-compliant elements - which means the design has to be right from the start.
That's actually how we prefer to work. By understanding the CDC framework early, we design within the controls rather than designing freely and hoping for the best. It leads to cleaner documentation, fewer surprises during assessment, and a programme that holds together from approval through to construction.
For Premiere on West, the CDC process allowed us to lock in approval quickly without compromising on design quality. The homes were designed to comply - not designed down to comply. That's an important distinction.
